A consulting engagement brought Anthora to the Chicago suburbs of Northwest Indiana, to aid the owner of a 10-park, 2,000 pad portfolio. An experienced real estate investor, this Owner wanted to transform a collection of properties into a cohesive portfolio with clear lines of responsibility and communication. Distressed properties left as-is were reexamined and given new performance targets. Managers that operated independently were given better guidance and more resources. Most important was creating annual property and portfolio budgets and instilling a culture of measurable achievement for the owner and property managers.

Other initiatives included:

  • Clear understanding and dissemenation of financial expectations
  • Property-level business plans
  • Performance reviews and bonus programs
  • Coherent and consistent resident screening
  • Portfolio home inspection guidelines
  • Capital improvement and home placement plans
  • Revamped maintenance operations
